Upsize, Upgrade, and Impress with the Best Victorian House Renovations

Owners of Victorian properties have an eye to the future, while in possession of a piece of the past. So, while Victorian homes represent the style and elegance of the Victorian era, they do not generally provide the comforts and conveniences of the present day.

Victorian home renovations change all that. They allow homeowners to create unique spaces that offer the best of both worlds, in a way that seamlessly combines classical Victorian design with contemporary living.

How? Here’s what you need to know to get started:

Not necessarily. Thanks to the newly relaxed rules, most renovations, including some extensions, fall under permitted developments. These include:

  • Single storey extensions of up to 6 metres
  • Double storey extensions of up to 3 metre
  • Most garage conversions
  • Most Velux and dormer loft conversions
  • Internal remodelling

However, it is still a good idea to check with your local planning authority. This is because certain properties, particularly those listed in conservation areas, will require planning permission, irrespective of the dimensions and design of the proposed renovation.

Victorian homes offer homeowners a tangible piece of history. As such, it is clear that any renovations must be done in a way that perfectly marries the architectural integrity of the property with the contemporary lifestyle of its owners.

Some of the best renovations in Victorian homes feature:

Side return extensions

With many Victorian terraced homes featuring an area that runs along the side of the property, a single storey side return extension becomes the ideal way in which to increase the living space within, while adding value to the property. It is also a perfect way to create beautiful rooms with the much-coveted indoor-outdoor connections.

Loft conversions

Their steeply pitched roofs make Victorian homes well-suited for loft conversions that help transform the loft space into valuable living space that could be used to create extra bedrooms, bathrooms, or even study nooks.

Garage and basement conversions

Converting existing basements and garages, and integrating these areas into the original floor plan is a simple and inexpensive way to add more living space.

Creation of open plan spaces

Since smaller front rooms are a feature in most Victorian homes, taking down the walls between the different rooms is a wonderful way to create more airy, open, and spacious areas that are a better reflection of modern living.

Restoration of period features

Even without extensive extensions, Victorian homes can easily be upgraded by restoring and reinstating the features that lend the home its original charm and character. Mending the roof, restoring the front door and floors, repairing the brickwork, restoring the ornate ceiling roses and fireplaces, or even upgrading the sash windows; all can have a dramatic effect on the overall aesthetic and value of the property.

Since the extent of the renovation plays an important part in determining the cost of the renovation, Victorian home renovations can range from £40,000 to £150,000. This large margin is due to the many different variables that could affect the eventual cost of the project.

Some of the factors that determine the cost of the renovation include:

  • The size or scale of the renovation
  • The design/ complexity of the renovation
  • Location
  • The condition of the original house
  • Restoration work involved
  • Building materials
  • Fittings and fixtures
  • Specialists’ fees

Fortunately, Good Design and Build offer free consultations and quotations for proposed renovations. This allows homeowners to plan their budgets and designs to their specifications.

As tempting as it may be to DIY this project, it is important to understand the enormity of the task at hand. And while a renovation may sound simple, there are a myriad of factors to consider, calculations and measurements to be made, materials to procure, regulations to adhere to, features to restore, and structures and designs to re-evaluate.

After all, you are creating a home and space for your family. So, the best is required. And that is exactly what the experts provide. From planning and designing the remodel in minute detail, to selecting the best materials and supervising the entire project. The experts do it all.

And perhaps most importantly, they help you to avoid the many mistakes and errors that could prove to be costly in the long run, and which turn a modest renovation into an incredibly expensive endeavour.

How we deliver projects

Our process is simple and divided into two distinct phases with separate contracts: Design and Build. As a client you only commit to one phase at a time depending on what stage of the process you are in. Each phase consists of three stages as described below.

1. Design

This is the kick-off point for your project. We carry out a complete architectural measured survey of the property. This allows us to create accurate CAD design drawings. This is followed by a design meeting to start discussing your ideas in more detail.

2. Planning

At this stage we finalise the designs with you and start preparing planning applications as needed. We place a high priority on ensuring that plans, designs and schedules are all based on a thorough and detailed understanding of planning guidelines. We co-ordinate with local authorities until the decision is made, and the planning approval is secured.

3. Technical

Once the planning consent is secured, we translate the design drawings into more detailed technical drawings for the purposes of building control and construction. This also includes specifications and structural calculations. At this stage, we will also submit to you our ‘no obligation’ quote for the build phase.

4. Pre-build

90% of our clients decide to stick with us after the design phase is completed. Once the build contract is signed, we kick off the process by making sure all the pre-build processes are complete. These include assistance with party wall agreements, Thames Water build over agreement, submitting building control application, and preparing method statements etc as needed. This stage ends with a pre-start meeting with your foreman before the actual build begins.

5. Build

One of our foremen will be dedicated to your project and will be on-site to manage everyday works. Our project managers will be overseeing the works to make sure they are completed to high standards, within your budget and on time. Throughout the process we will keep you updated with the progress and coordinate the works with third parties such as kitchen or flooring suppliers. We will also advise and guide you to choose any suppliers if needed.

6. Handover

As the build draws to finish, we will help to iron out any ‘snags’ to make sure everything is completed to your satisfaction. We will put together all necessary certificates such as gas, electricity and building control completion along with warranties for glazing, boiler etc. At the final completion meeting, we will hand you these documents, together with the keys to your house. Needless to say, you can contact us any time after this, if you want us to look at something.
