Creating Beautiful Bespoke Refurbishments

Hoping to add space? Renew, refresh, and modernise your home? Ready for a change but don’t quite know where to start?

Good news!

Upsizing, upgrading, and renovating your home has never been easier than with the incredible team at Good Design and Build! We handle all kinds of refurbishment projects, on all kinds of properties! An extra bedroom, a larger kitchen, or simply redesigning your work space, we do it all!

Types of refurbishments

Extensions

An opportunity to significantly increase the floor space within your home by designing and building additional rooms or even extending existing rooms within the property.

Home extensions can be tailor-made to suit the area available, your space needs, and your budget. Popular extensions such as rear or side extensions are ideal for adding a bedroom or playroom, or even extending your kitchen.

Conversions

Transforming unused and ill-used spaces within your home into valuable living space make conversions highly suited to almost any type of property.

Loft conversions add enormous value to your property and are perfect for creating additional bedrooms, bathrooms, and home offices. While garage conversions allow you to design home gyms, guest rooms, or may even be incorporated into the floor plan to create larger kitchen or dining areas.

Renovations

Recreating the existing space can include everything from changing the colour scheme to reimagining the layout.

Increasing the natural light by installing skylights, designing an open floor plan, and updating the interior design can all go a long way in helping you achieve the aesthetic you desire. Creative thinking and clever planning allow you to optimise the potential of the rooms while designing brighter and airier spaces.

Home refurbishments in London can range in cost from a modest £30,000 to a more extravagant £130,000.

This is because the cost of a home renovation depends on multiple factors such as the size of the extension or the fittings required. For instance, upgrading your kitchen will likely be more expensive than renovating the home office.

The cost of a home refurbishment depends on a large number of factors including:

  • Location
  • Size of the extension/ conversion
  • Design/ complexity of the refurbishment
  • Building materials
  • Fitting and fixtures
  • Specialists’ fees
  • Planning permission fee (if required)

As such, understanding your key requirements and a creating a comprehensive budget are vital to ensure the success of your home improvement project.

The need for planning permission for home refurbishments and renovations is largely based on the design and dimensions of the changes you propose to make.

Extensions and conversions that meet the criteria and size specifications of permitted developments will not require planning permission. While refurbishments carried out on flats, maisonettes, and on properties listed in conservation areas will require planning permission.

As the criteria for the requirement for planning permission also depends on the location, it is always best to check with your local authority or even the planning portal before initiating the build.

Unequivocally yes. Most home refurbishments can increase the value of the property by 10-20%. The value gained is based on the type and extent of the renovation.

For example, updating a bathroom can increase the value of a property by 5%, while a bedroom loft conversion can increase the value of a property by as much as 20%.

It is also a good idea to check the ceiling price of properties in your neighbourhood. This way, you do not overspend on your refurbishment project.

Yes. As tempting as it may be to DIY a refurbishment project, an architect brings in numerous benefits and advantages which ultimately ensure the success of a project.

Their expertise and experience allow you to plan, design, and build the perfect extension while keeping costs down and optimising the space.

And perhaps more importantly, hiring an architect helps you to avoid the many common errors and mistakes that can occur during a refurbishment which may prove costly in the long run.

The duration of your home remodel is dependent almost entirely on the complexity of the proposed changes. While most home refurbishments take 4-10 weeks, extensive extensions and remodels can take several months or up to a year for completion.

It is always best to have a detailed plan in place before the start of a refurbishment project. Changes to the plan can result in additional expenses, delays, and may even change the need and conditions of planning permission and building regulations approval.

If mandatory changes need to be made, it is best to consult the experts. They can advise you on the feasibility of the changes and how they may be incorporated into the original design.

The suitability of a property depends on the type and extent of the refurbishment. Different refurbishments have different criteria for viability. For instance, home extensions (such as rear and side extensions) need to consider the area available within the property, while loft conversions must take into account the roof space and head room available.

That being said, most properties and homes are suitable for extensions, conversions, or renovations.

How we deliver projects

Our process is simple and divided into two distinct phases with separate contracts: Design and Build. As a client you only commit to one phase at a time depending on what stage of the process you are in. Each phase consists of three stages as described below.

1. Design

This is the kick-off point for your project. We carry out a complete architectural measured survey of the property. This allows us to create accurate CAD design drawings. This is followed by a design meeting to start discussing your ideas in more detail.

2. Planning

At this stage we finalise the designs with you and start preparing planning applications as needed. We place a high priority on ensuring that plans, designs and schedules are all based on a thorough and detailed understanding of planning guidelines. We co-ordinate with local authorities until the decision is made, and the planning approval is secured.

3. Technical

Once the planning consent is secured, we translate the design drawings into more detailed technical drawings for the purposes of building control and construction. This also includes specifications and structural calculations. At this stage, we will also submit to you our ‘no obligation’ quote for the build phase.

4. Pre-build

90% of our clients decide to stick with us after the design phase is completed. Once the build contract is signed, we kick off the process by making sure all the pre-build processes are complete. These include assistance with party wall agreements, Thames Water build over agreement, submitting building control application, and preparing method statements etc as needed. This stage ends with a pre-start meeting with your foreman before the actual build begins.

5. Build

One of our foremen will be dedicated to your project and will be on-site to manage everyday works. Our project managers will be overseeing the works to make sure they are completed to high standards, within your budget and on time. Throughout the process we will keep you updated with the progress and coordinate the works with third parties such as kitchen or flooring suppliers. We will also advise and guide you to choose any suppliers if needed.

6. Handover

As the build draws to finish, we will help to iron out any ‘snags’ to make sure everything is completed to your satisfaction. We will put together all necessary certificates such as gas, electricity and building control completion along with warranties for glazing, boiler etc. At the final completion meeting, we will hand you these documents, together with the keys to your house. Needless to say, you can contact us any time after this, if you want us to look at something.
