Victorian houses line the characterful streets against a stylish residential backdrop, still retaining rural charm. On Sundays, you can head to the Herne Hill market for fresh local produce or spend an evening at the world’s first purpose-built public art gallery. North Dulwich offers a quick commute and a selection of good schools making it a notable driver in the area for buyers. There are many reasons to stay here, but is your property not yielding to the staying power? Loft Conversions in North Dulwich are not just for more space but for enhancing property value. Expand your home’s usable floor space with a touch of elegance. Our design-dominant projects are more than mere conversions.

A loft conversion is a home improvement project that involves converting the empty or underutilised space in the attic of a house into a functional living space. This type of renovation is a popular way for homeowners to increase floor space and add value to their property without house extensions. Period properties have generous loft spaces, which often remain uninsulated. Uninsulated lofts leak heat from homes, contributing to higher energy bills. Loft conversions do not just add livable spaces but also improve energy efficiency in homes.

There are several loft conversion designs. You can choose one that best suits your needs, property, available loft space and planning requirements.

Rooflight or Velux Loft Conversions – these loft conversions are the least invasive and typically the most cost-effective. Instead of altering the roof’s structure, roof windows (often Velux) installed on the existing roof slope provide natural light and ventilation. This type is ideal when you have enough head height in the existing loft space.

Dormer Loft Conversions – a dormer is a vertical extension of the sloping roof, creating additional headroom and floor space. Dormers typically have a flat or pitched roof and can be built on various parts of the roof. They are a popular choice as they provide ample space and can accommodate windows for natural light.

Mansard Loft Conversions – significant structural changes take place to the roof to create an almost vertical 72-degree wall with a steep-pitched flat roof. They add a substantial amount of additional living space. This design is suitable for urban areas with restrictions on altering the front façade of a property. A double mansard can provide even more headroom and floor space. They can appear like a separate floor.

L-shaped Loft Conversions – this design utilises two dormers that join together to form the distinctive L shape. Usually carried out on Victorian terraced or semi-detached properties where there is space to build the additional dormer, they are ideal for a master bedroom with an en suite bathroom. The larger dormer sits on the main roof, while the smaller sits on the rear outrigger, a characteristic feature of a Victorian house.

Hip-to-Gable Loft Conversions – this type of conversion is suitable for houses with hipped roofs (sloping on all sides), commonly seen in 1930s homes in England. The design straightens an inwardly slanted end roof (hip) to create a vertical wall (gable), freeing up headroom and usable floor space.

The cost varies based on the size, design, and materials used. While more straightforward designs are more cost-effective, complex features and extensive structural changes add to the cost. Loft conversions in North Dulwich can be valuable investments that pay for themselves in increased comfort and enhanced property value. Here are the basic conversion costs by Good Design & Build;

Room in the roof conversion (basic) –  £35,000

Dormer loft extension – £50,000

Mansard extension – £60,000 – £65,000

Hip-to-gable extension – £65,000

L-shaped extension – £65,000 – £75,000

Your North Dulwich loft conversion is a practical solution to increasing the square footage of your home without expanding its footprint. However, a successful loft conversion should complement your home, enhancing aesthetics and functionality. It should also comply with building regulations and planning permission requirements. It is where professionals with years of experience come in.

There are multiple aspects to consider and adhere to, which can be arduous to keep track of when doing it yourself. Not all loft conversions or design elements fall under permitted development rights, and planning approval may become necessary. Failure to do so can render your loft conversion illegal and subject it to potential legal action, fines, or even demolition. Hiring a team that brings together the expertise of architects, structural engineers, and professional builders will save you time, trouble and money.

We specialise in loft conversions tailored for Victorian and 1930s homes in London. Our creative approach places emphasis on high-value, bespoke designs. Crafted by our in-house architects, they focus on creating versatile and modern living spaces that enhance natural illumination. We also produce 3D models of our designs for greater envisioning. Our projects come with two separate contracts for the design and build phase, giving you leeway to explore design options without immediate commitment to construction.

Our planning team has extensive knowledge of planning permission requirements and building regulations. They diligently handle all legal prerequisites, like applying for planning permission, preparing method statements and assisting with Party Wall Agreements, and Thames Water Build-over Agreements. From careful selection of materials to efficient completion, we uphold exceptionally high standards in every aspect of our work. To ensure reliable quality control and streamlined construction, we offer project management from start to finish. We remain adaptable and flexible throughout, consistently striving for optimal results.

The price of a loft conversion is influenced by various factors, with the volume of the converted space and the chosen design playing primary roles. More intricate and extensive structural alterations demand increased time and resources. The selection of building materials and finishes can also influence the overall cost.

We offer full loft conversion solutions that cover all design and build elements. Our architect-drawn plans integrate high-end designs and accurate calculations. We fulfil all pre-construction requisites, assisting with securing planning approval, facilitating Third Party Wall Agreements, preparing method statements, and submitting building control applications. A dedicated project manager oversees it all from inception to completion.

Most loft conversions are allowed without planning permission due to their status as permitted developments. However, depending on certain features, location and size, some may require planning permission. We assist with the application process when necessary.

How we deliver projects

Our process is simple and divided into two distinct phases with separate contracts: Design and Build. As a client you only commit to one phase at a time depending on what stage of the process you are in. Each phase consists of three stages as described below.

1. Design

This is the kick-off point for your project. We carry out a complete architectural measured survey of the property. This allows us to create accurate CAD design drawings. This is followed by a design meeting to start discussing your ideas in more detail.

2. Planning

At this stage we finalise the designs with you and start preparing planning applications as needed. We place a high priority on ensuring that plans, designs and schedules are all based on a thorough and detailed understanding of planning guidelines. We co-ordinate with local authorities until the decision is made, and the planning approval is secured.

3. Technical

Once the planning consent is secured, we translate the design drawings into more detailed technical drawings for the purposes of building control and construction. This also includes specifications and structural calculations. At this stage, we will also submit to you our ‘no obligation’ quote for the build phase.

4. Pre-build

90% of our clients decide to stick with us after the design phase is completed. Once the build contract is signed, we kick off the process by making sure all the pre-build processes are complete. These include assistance with party wall agreements, Thames Water build over agreement, submitting building control application, and preparing method statements etc as needed. This stage ends with a pre-start meeting with your foreman before the actual build begins.

5. Build

One of our foremen will be dedicated to your project and will be on-site to manage everyday works. Our project managers will be overseeing the works to make sure they are completed to high standards, within your budget and on time. Throughout the process we will keep you updated with the progress and coordinate the works with third parties such as kitchen or flooring suppliers. We will also advise and guide you to choose any suppliers if needed.

6. Handover

As the build draws to finish, we will help to iron out any ‘snags’ to make sure everything is completed to your satisfaction. We will put together all necessary certificates such as gas, electricity and building control completion along with warranties for glazing, boiler etc. At the final completion meeting, we will hand you these documents, together with the keys to your house. Needless to say, you can contact us any time after this, if you want us to look at something.
