Welling in South East London boasts of all the amenities that make for the perfect setting in which to raise a family. Beautiful homes, excellent schools, abundant greenery, and great transportation.

Homeowners in Welling are therefore rightfully reluctant to leave their homes when faced with a lack of living space. Instead, many opt for the chance to design and build a home extension that not only adds some much-needed space, but can also increase the value of the property.

These home extensions are the perfect chance to create a space of your own that enhances the charm and beauty of your home. And seamlessly integrating the extension with the existing house, while maintaining the integrity of the original structure is a task meant for only the best home extension specialists.

A home extension is essentially an opportunity for homeowners to add space and value to their homes at a fraction of the cost of moving houses. Home extensions allows property owners to upgrade and elevate their residences in a way that best suits their changing needs and lifestyles.

Due to their customisable designs, house extensions are also ideal for homeowners who want to create a part of their own home, while growing families find these extensions perfect for adding that much-needed extra room.

House extensions are broadly classified based on the area on which they are built. As such, home extensions in Welling include:

Rear extensions –

Built on the rear of a property, rear extensions are immensely popular as they provide many possibilities in terms of how these extensions are utilised. Rear extensions are most commonly used to create kitchen extensions, guest rooms, or office pods.

Wrap around extensions –

Wrap around extensions are a combination of side and rear extensions to create an L-shaped structure that ‘wraps around’ the property. They add a lot of depth and width to a house and are suitable for creating extra rooms, larger kitchen-diners, or even open floor plans.

Side return extensions –

Side return extensions utilise the area that runs along the side of a property along with a portion of the rear. They are much sought-after as they do not take up too much of the valuable garden space. Side return extensions are ideal for creating beautiful indoor-outdoor connections that bring in natural light and ventilation that elevate modern dining rooms.

Multi-storey extensions –

Though more complex than single storey extensions, double storey extensions add incredible floor space to your home allowing you to create multiple rooms. And as the roofing and excavation costs remain largely unchanged, multi-storey extensions allow you to double the area of the extension without doubling the cost.

The requirement for planning permission for an extension in Welling depends largely on the design and dimensions of the proposed extension.

House extensions that meet the specifications of permitted developments will not require planning permission. Some of these specifications include:

  • Extensions must not take up more than half the land around the original house
  • Extensions cannot be higher than the highest part of the existing roof
  • Materials used for the exterior of the extension must be similar in appearance to that on the exterior of the original house
  • Side extensions can only be single-storied and cannot exceed more than half the width of the original house

However, it is important to remember that all extensions constructed on properties listed in conservation areas will require planning permission irrespective of their dimensions.

The planning portal provides homeowners with comprehensive information regarding any specifications to their proposed extensions.

Planning permission can take up to 8 weeks for approval and requires a detailed application including structural diagrams of the proposed extension. In addition to planning permission, building regulations approval and party wall agreements must also be considered to ensure that the proposed extension meets the building guidelines and standards.

House extension designs can be as varied as your needs. But some of the most popular extension ideas found in Welling include:

Kitchen extensions –

Undoubtedly one of the most-requested style of extension, kitchen extensions are perfect for transforming small, dark kitchen-diners into beautiful, open, and inviting spaces ideal for hosting family dinners and celebrations. With the installation of the latest fittings, it becomes perfectly suited for your modern lifestyle.

Loft conversions –

The versatility of loft conversions enables homeowners to convert awkward and often ill-used loft spaces into incredible rooms that add much-needed living space to a home. Loft conversions can also increase the value of a home by up to 20%. They are perfect for creating additional bedrooms, bathrooms, or even study nooks.

Refurbishments –

Not every home requires an extensive extension to transform the existing space and create larger and brighter living spaces. An innovative approach to a classic renovation that changes the layout, creates an open floor plan, and optimises the natural light can have a dramatic effect and could help you to create the ideal space that is perfect for your home.

The cost of a home extension in Welling can range from £30,000 to £130,000. This is because the cost depends on a variety of factors, including:

  • The size of the extension
  • The design/ complexity of the extension
  • Location
  • Groundwork
  • Building materials
  • Fittings and fixtures
  • Specialists’ fees

How we deliver projects

Our process is simple and divided into two distinct phases with separate contracts: Design and Build. As a client you only commit to one phase at a time depending on what stage of the process you are in. Each phase consists of three stages as described below.

1. Design

This is the kick-off point for your project. We carry out a complete architectural measured survey of the property. This allows us to create accurate CAD design drawings. This is followed by a design meeting to start discussing your ideas in more detail.

2. Planning

At this stage we finalise the designs with you and start preparing planning applications as needed. We place a high priority on ensuring that plans, designs and schedules are all based on a thorough and detailed understanding of planning guidelines. We co-ordinate with local authorities until the decision is made, and the planning approval is secured.

3. Technical

Once the planning consent is secured, we translate the design drawings into more detailed technical drawings for the purposes of building control and construction. This also includes specifications and structural calculations. At this stage, we will also submit to you our ‘no obligation’ quote for the build phase.

4. Pre-build

90% of our clients decide to stick with us after the design phase is completed. Once the build contract is signed, we kick off the process by making sure all the pre-build processes are complete. These include assistance with party wall agreements, Thames Water build over agreement, submitting building control application, and preparing method statements etc as needed. This stage ends with a pre-start meeting with your foreman before the actual build begins.

5. Build

One of our foremen will be dedicated to your project and will be on-site to manage everyday works. Our project managers will be overseeing the works to make sure they are completed to high standards, within your budget and on time. Throughout the process we will keep you updated with the progress and coordinate the works with third parties such as kitchen or flooring suppliers. We will also advise and guide you to choose any suppliers if needed.

6. Handover

As the build draws to finish, we will help to iron out any ‘snags’ to make sure everything is completed to your satisfaction. We will put together all necessary certificates such as gas, electricity and building control completion along with warranties for glazing, boiler etc. At the final completion meeting, we will hand you these documents, together with the keys to your house. Needless to say, you can contact us any time after this, if you want us to look at something.
