When you already live in your ideal neighbourhood, the thought of moving houses can be painful and extremely inconvenient.

House extensions in Kingston upon Thames allow homeowners to extend and expand their homes to meet their increasing space demands without having to consider the cost of moving houses. And due to the immense versatility of home extension designs, the possibilities are limitless!

A house extension is the perfect way to increase the floor space of your existing home without having to incur the cost of moving houses. It is also a great way to add value to a property.

House extensions can be designed and created to meet the specific needs and requirements of homeowners, and therefore, these customised spaces are also ideal for adding character and personality to a home.

House extensions are often classified into various types based on the area of the property on which they are built. As such, home extensions in Kingston upon Thames include:

Rear extensions

Built on the rear of a property, these extensions offer incredible versatility in their design and use. Rear extensions are generally utilised to create kitchen extensions, guest rooms, or even office pods and playrooms.

Side return extensions

Side return extensions utilise the area that runs along the side of a property as well as a portion of the rear. They are ideal for creating beautiful indoor-outdoor connections that bring in abundant light and ventilation to a home.

Wrap around extensions

Wrap around extensions are a combination of side and rear extensions that create an L-shaped structure that ‘wraps’ around the property. These extensions add great width and depth, and therefore can be used to create multiple rooms, large kitchen-diners, or even open floor plans.

Multi-storey extensions

Two storey extensions, though more complex than single storey extensions, add incredible floor space to a property. They are also extremely cost-effective as they effectively double the square footage of the extension without doubling the roofing and excavation costs. Multi-storey extensions help create multiple rooms and bathrooms within the property.

The requirement for planning permission for home extensions in Kingston upon Thames is largely dependent on the designs and dimensions of the proposed extensions.

If an extension falls under permitted developments, then no planning permission will be required. However, permitted developments have specific criteria and size limitations. For example:

  • Extensions must not take up more than half the land around the original house
  • Extensions cannot be higher than the highest part of the existing roof
  • Materials used for the exterior of the extension must be similar in appearance to that on the exterior of the original house
  • Side extensions can only be single-storied and cannot exceed more than half the width of the original house

Additionally, it is important to remember that extensions built on properties listed in conservation areas will require planning permission irrespective of their dimensions. Homeowners can visit the planning portal for up-to-date, comprehensive information regarding any specifications for the proposed extension.

Depending on the complexity of the extension, planning permission can take up to 8 weeks for approval, and requires a detailed application including structural diagrams of the proposed extension.

Building regulations approval and party wall agreements must also be considered to ensure that the proposed extension meets the building guidelines and standards.

Good Design and Build oversees this entire process for our clients, which includes:

  • Initial survey of the location
  • Architectural design of the extension
  • Submission of a comprehensive application
  • Coordinating with the local council
  • Securing the requisite approvals

This allows homeowners to enjoy the extension process hassle-free.

The ideal home extension seamlessly integrates with the existing structure while adding space and value to it. Some of the best home extensions in Kingston upon Thames feature:

Kitchen extensions

An obvious favourite, kitchen extensions allow you to convert small, dark kitchen-diners into beautiful, warm, and inviting spaces. The installation of the latest fittings helps to complete the transformation of this space into a modern kitchen perfect for your modern lifestyle.

Loft conversions

Loft conversions are perfect for utilising awkward loft spaces to create valuable additional living space within a home. They may be used to create extra bedrooms, bathrooms, or even study nooks.

Orangeries

The perfect way to bring the outdoors in, orangeries offer homeowners the chance to create additional recreational areas that are ideal for an evening lounge. They could even be used to recreate the kitchen, dining, or living areas by making them brighter, more open, and spacious.

Garage conversions

Garage conversions are relatively quick and simple solutions to increase the living space of a home. The versatility of the space, and the possibilities it creates, make garage conversions extremely desirable among homeowners. The converted space can be incorporated into the functional layout of the house creating much-needed living space and additional room.

Refurbishments

Not every home improvement project necessitates an extension. The functional space of a home can be increased and improved upon by utilising the existing area and maximising its potential. This generally involves refurbishing and renovating the space by the creation of open floor plans and optimising the natural light that enters into the room. This helps to construct a larger, brighter, and more modern living area.

Home extensions in Kingston upon Thames can cost between £35,000 to £140,000.

This is because the cost of a home extension is dependent on a large number of factors and variables, including:

  • Location
  • Groundwork
  • Building materials
  • Fittings and fixtures
  • Specialists’ fees, etc.

How we deliver projects

Our process is simple and divided into two distinct phases with separate contracts: Design and Build. As a client you only commit to one phase at a time depending on what stage of the process you are in. Each phase consists of three stages as described below.

1. Design

This is the kick-off point for your project. We carry out a complete architectural measured survey of the property. This allows us to create accurate CAD design drawings. This is followed by a design meeting to start discussing your ideas in more detail.

2. Planning

At this stage we finalise the designs with you and start preparing planning applications as needed. We place a high priority on ensuring that plans, designs and schedules are all based on a thorough and detailed understanding of planning guidelines. We co-ordinate with local authorities until the decision is made, and the planning approval is secured.

3. Technical

Once the planning consent is secured, we translate the design drawings into more detailed technical drawings for the purposes of building control and construction. This also includes specifications and structural calculations. At this stage, we will also submit to you our ‘no obligation’ quote for the build phase.

4. Pre-build

90% of our clients decide to stick with us after the design phase is completed. Once the build contract is signed, we kick off the process by making sure all the pre-build processes are complete. These include assistance with party wall agreements, Thames Water build over agreement, submitting building control application, and preparing method statements etc as needed. This stage ends with a pre-start meeting with your foreman before the actual build begins.

5. Build

One of our foremen will be dedicated to your project and will be on-site to manage everyday works. Our project managers will be overseeing the works to make sure they are completed to high standards, within your budget and on time. Throughout the process we will keep you updated with the progress and coordinate the works with third parties such as kitchen or flooring suppliers. We will also advise and guide you to choose any suppliers if needed.

6. Handover

As the build draws to finish, we will help to iron out any ‘snags’ to make sure everything is completed to your satisfaction. We will put together all necessary certificates such as gas, electricity and building control completion along with warranties for glazing, boiler etc. At the final completion meeting, we will hand you these documents, together with the keys to your house. Needless to say, you can contact us any time after this, if you want us to look at something.
