The stunning landscapes, charming streets, and beautiful architecture of Highgate make it one of the most-coveted residential areas in London. Homeowners in Highgate are therefore rightfully reluctant to leave their prized homes when faced with a shortage of living space or contemporary comforts.

Home extensions provide an elegant solution to these familiar challenges.

From the addition of a bedroom or two, to the transformation of a dated kitchen, house extensions in Highgate enable homeowners to redesign their living spaces to suit their needs and lifestyles, all within a fraction of the cost of moving houses.

Simply put, a house extension is an opportunity for homeowners, to expand and upgrade their existing homes and living spaces, without having to incur the heavy cost and inconvenience of moving houses.

And by customising their home extensions, homeowners can design these upgrades to match their evolving needs, while incorporating innovative styles and modern comforts.

House extensions are generally classified based on the area of the property on which they are constructed.

As such, house extensions in Highgate include:

Rear extensions

As the name suggests, these extensions are built on the rear area of the property. Rear extensions offer incredible versatility in their design and functionality, and may be used to create kitchen extensions, guest rooms, or even office pods.

Side return extensions

Utilising the area that runs along the side of a property, as well as a portion of the rear, side return extensions are a popular choice for semi-detached and terraced homes. These extensions help introduce an abundance of light and ventilation into modern living spaces, through the creation of beautiful indoor-outdoor connections.

Wrap around extensions

A combination of rear and side extensions that creates an L-shaped structure that ‘wraps’ around the property, wrap around extensions add a great deal of width and depth to a home. This allows for the design of open floor plans, multiple rooms, and even large kitchen-diners.

Multi-storey extensions

A more complex build compared to single-storey extensions, double storey extensions are a wonderful way of doubling the floor space of your extension, without doubling the roofing and excavation costs. Multi-storey extensions allow for the creation of multiple rooms, bathrooms, or high-ceilinged living and dining areas.

The need for planning permission for extensions built in Highgate is largely dependent on the dimensions of the proposed extensions. This is because house extensions that fall under permitted developments do not require planning permission.

Permitted developments, however, have specific size stipulations such as:

  • Side extensions must be single-storied and must not exceed more than half the width of the original house.
  • Extensions must not be higher than the highest part of the existing roof.
  • The materials used on the exterior of the extension must be similar in appearance to the materials used on the exterior of the original house.
  • Extensions must not take up more than half the land around the original house.

Moreover, home extensions that are built on properties listed in conservation areas invariably require planning permission.

For a comprehensive understanding of the requirements for planning permission and the specifications associated with permitted developments, property owners could also visit the planning portal.

Party wall agreements and building regulations approval must also be considered to ensure that the proposed home extension meets building guidelines and standards.

With a strong influence of Victorian and Georgian architecture, homes in Highgate emanate charm and beauty. Home extensions must therefore be styled to integrate with the original structure without jarring the design.

Most house extensions in Highgate feature these home extension designs:

Kitchen extensions

One of the most sought-after extension types, kitchen extensions add great value to a home. Kitchen extensions also help transform an old-fashioned kitchen into a warm, open, and inviting space perfect for hosting intimate family dinners or large celebrations.

Loft conversions

Loft conversions are ideal for creating additional bedrooms upstairs. The versatility of loft conversions allows homeowners to design amazing extensions from previously unused space to build larger, functional living spaces.

Garage conversions

Garage conversions are a relatively simple extension style that provide a great deal of versatility in how the added space may be utilised. The additional space created could be seamlessly integrated into the overall layout of the property thereby generating added rooms and functional living space.

Refurbishments

Refurbishments are a wonderful option to maximise the potential of the existing space without undergoing an extensive extension. The current space can be transformed by remodelling it to create an open floor plan and optimising the natural light that enters. This helps to create a brighter and more modern living area.

The cost of a home extension in Highgate can range from £35,000 to £140,000. This is because the cost of home extensions depends on a wide range of factors including:

  • The size of the extension
  • The type/ complexity of the extension
  • Location
  • Groundwork
  • Building materials
  • Fittings and fixtures
  • Specialists’ fees

How we deliver projects

Our process is simple and divided into two distinct phases with separate contracts: Design and Build. As a client you only commit to one phase at a time depending on what stage of the process you are in. Each phase consists of three stages as described below.

1. Design

This is the kick-off point for your project. We carry out a complete architectural measured survey of the property. This allows us to create accurate CAD design drawings. This is followed by a design meeting to start discussing your ideas in more detail.

2. Planning

At this stage we finalise the designs with you and start preparing planning applications as needed. We place a high priority on ensuring that plans, designs and schedules are all based on a thorough and detailed understanding of planning guidelines. We co-ordinate with local authorities until the decision is made, and the planning approval is secured.

3. Technical

Once the planning consent is secured, we translate the design drawings into more detailed technical drawings for the purposes of building control and construction. This also includes specifications and structural calculations. At this stage, we will also submit to you our ‘no obligation’ quote for the build phase.

4. Pre-build

90% of our clients decide to stick with us after the design phase is completed. Once the build contract is signed, we kick off the process by making sure all the pre-build processes are complete. These include assistance with party wall agreements, Thames Water build over agreement, submitting building control application, and preparing method statements etc as needed. This stage ends with a pre-start meeting with your foreman before the actual build begins.

5. Build

One of our foremen will be dedicated to your project and will be on-site to manage everyday works. Our project managers will be overseeing the works to make sure they are completed to high standards, within your budget and on time. Throughout the process we will keep you updated with the progress and coordinate the works with third parties such as kitchen or flooring suppliers. We will also advise and guide you to choose any suppliers if needed.

6. Handover

As the build draws to finish, we will help to iron out any ‘snags’ to make sure everything is completed to your satisfaction. We will put together all necessary certificates such as gas, electricity and building control completion along with warranties for glazing, boiler etc. At the final completion meeting, we will hand you these documents, together with the keys to your house. Needless to say, you can contact us any time after this, if you want us to look at something.
