One of the greenest, safest, and most affordable boroughs in the whole of London, Bexley is an ideal choice for families looking to settle down in a residential area. And when hoping to upgrade their homes, most homeowners choose to construct house extensions instead of incurring the cost and hassle of moving houses.

Good Design and Build provides a complete service in creating the ultimate home extensions from start to finish. This allows property owners to enjoy the benefits of the home extension without any of the stress.

Good Design and Build construct bespoke home extensions based on client specifications. The different types of home extensions are largely dependent on the area available within the property. Home extensions may be classified as:

Rear Extensions

As the name suggests, rear extensions are built at the rear of a property. These are a popular extension type as most houses feature adequate area at the rear of the property. These are also popular as they have incredible versatility in how they are used. Rear extensions may be adapted for increasing the kitchen size, adding guest rooms, playrooms, or even office pods.

Side Return Extensions

Side return extensions utilise the space that runs along the side of a property and a portion of the rear area. Side return extensions are often preferred to wraparound extensions as they create additional living space without using up too much of the garden area. They are also great for creating the indoor-outdoor connections that are highly favoured in modern dining rooms.

Single-Storey Extensions

There are several variations of single-storey extensions available to homeowners that Good Design and Build can design according to specific space requirements. Single-storey extensions can be used to add any type of room within a property and are comparatively less complex and more affordable to build than multi-storey extensions.

Multi-storey Extensions

Multi-storey extensions add great value to a property as the square footage increases significantly. Multi-storey extensions are also viewed as good investments as the square footage of an extension is essentially doubled without any additional roofing or excavation costs.

Except for a few extensions of limited sizes, planning permission and building controls approval is a requirement for house extensions in Bexley. The process of applying for and obtaining planning permission may take up to 8 weeks depending on the complexity of the build.

Fortunately, Good Design and Build oversee the entire process. This includes surveying the location, submitting architectural designs and structural calculations of the proposed extension, coordinating with the local council, and securing the requisite planning permission.

This enables clients to be assured that every aspect of the build complies with building regulations and guidelines due to the diligence of our team.

Home extension designs can be as varied and diverse as the needs of homeowners. But the need for additional space remains a constant.

Some of the more popular extension styles, in and around Bexley, which solve this need for added living space feature:

Garage Conversions

Garage conversions are a relatively simple extension style that provide a great deal of versatility in how the added space may be utilised. The additional space created could be seamlessly integrated into the overall layout of the property thereby generating added rooms and functional living space.

Kitchen Extensions

One of the most sought-after extension types, kitchen extensions, add great value to a home. Kitchen extensions also help transform an old-fashioned kitchen into a warm, open, and inviting space perfect for hosting intimate family dinners or large celebrations.

Loft Conversions

Loft conversions are ideal for creating additional bedrooms upstairs. The versatility of loft conversions allows homeowners to design amazing extensions from previously unused space to build larger, functional living spaces.

Refurbishments

Refurbishments are a wonderful option to maximise the potential of the existing space without undergoing an extensive extension. The current space can be transformed by remodelling it to create an open floor plan and optimising the natural light that enters. This helps to create a brighter and more modern living area.

How we deliver projects

Our process is simple and divided into two distinct phases with separate contracts: Design and Build. As a client you only commit to one phase at a time depending on what stage of the process you are in. Each phase consists of three stages as described below.

1. Design

This is the kick-off point for your project. We carry out a complete architectural measured survey of the property. This allows us to create accurate CAD design drawings. This is followed by a design meeting to start discussing your ideas in more detail.

2. Planning

At this stage we finalise the designs with you and start preparing planning applications as needed. We place a high priority on ensuring that plans, designs and schedules are all based on a thorough and detailed understanding of planning guidelines. We co-ordinate with local authorities until the decision is made, and the planning approval is secured.

3. Technical

Once the planning consent is secured, we translate the design drawings into more detailed technical drawings for the purposes of building control and construction. This also includes specifications and structural calculations. At this stage, we will also submit to you our ‘no obligation’ quote for the build phase.

4. Pre-build

90% of our clients decide to stick with us after the design phase is completed. Once the build contract is signed, we kick off the process by making sure all the pre-build processes are complete. These include assistance with party wall agreements, Thames Water build over agreement, submitting building control application, and preparing method statements etc as needed. This stage ends with a pre-start meeting with your foreman before the actual build begins.

5. Build

One of our foremen will be dedicated to your project and will be on-site to manage everyday works. Our project managers will be overseeing the works to make sure they are completed to high standards, within your budget and on time. Throughout the process we will keep you updated with the progress and coordinate the works with third parties such as kitchen or flooring suppliers. We will also advise and guide you to choose any suppliers if needed.

6. Handover

As the build draws to finish, we will help to iron out any ‘snags’ to make sure everything is completed to your satisfaction. We will put together all necessary certificates such as gas, electricity and building control completion along with warranties for glazing, boiler etc. At the final completion meeting, we will hand you these documents, together with the keys to your house. Needless to say, you can contact us any time after this, if you want us to look at something.
