Maida Vale. The name invokes images of a picturesque neighbourhood filled with elegant Victorian and Edwardian architectural masterpieces. Boasting of beautiful mansion blocks, the district has few houses, and are highly valued on the property market.

Property owners in Maida Vale are therefore reluctant to sell or move, and most choose to build house extensions. In this way, not only do they retain their home in this unique locality, but also upgrade their investment.

But knowing how to build house extensions while maintaining the integrity of the original design is a rare skill. And at Good Design and Build, we pride ourselves in doing exactly that. Our team is specialised in creating incredible house extensions in Victorian homes. As such, Good Design and Build are the perfect choice for dedicated house extensions in Maida Vale.

So, what are the different aspects of home extensions in Maida Vale? How do you achieve the best possible house extension for your property? Here’s everything you need to know:

Depending on your home design, space allocations, and requirements, the home extension you select may be of the following types:

Side Extensions: A great option especially for terraced houses, side extensions involve using up otherwise unproductive spaces along the side of a property. Side extensions can create larger and brighter living areas within limited space.

Rear Extensions: The most popular type of extension due largely to the amount of area available at the rear end of most properties, and the variety of options it creates.

Loft Conversions: The idea of converting unused space, often reserved for storage, to create functional rooms is what makes loft conversions wonderfully appealing to modern homeowners. There are different types of loft conversions, and you need to select the most suitable one for you based on the feasibility of the project.

The first question usually asked is if planning permission is required for home extensions in Maida Vale? The short answer is Yes.

Though there are exceptions depending on the size and height of the house extension, planning permission is usually a prerequisite. Additionally, the building control approval also needs to be secured.

Fortunately, the process of applying for planning permission, and all building controls and regulations, are competently and expertly overseen by us. The team at Good Design and Build ensure the process is stress and hassle-free for all our clients.

With its rich architectural heritage, scenic locations, and beautiful avenues, Maida Vale is a property owner’s dream. But maintaining these homes, while creating liveable spaces that are specific to your needs, is no easy task.

An ideal solution is to opt for a home extension that allows you to design your home while increasing its value. The only question that remains is, which style of house extension is best suited for your home in Maida Vale? Some of the popular choices that integrate and flatter the neighbourhoods of Maida Vale are:

Multi-storey Extensions: An excellent extension option as it increases the value of your investment. With excavation and roofing costs remaining unchanged, you can essentially double the area of extension within your home.

Wrap-Around Extensions: Wrap-around extensions or L-shaped extensions incorporate both the side and rear areas of your property optimising the space available and changing the layout of your home. This type of extension can also give rise to multiple rooms perfect for a growing family.

Kitchen Extensions: With the kitchen often regarded as the centre of a home, kitchen extensions offer an opportunity to create an inviting area to host dinners and celebrations.

Naturally, the cost of a home extension must consider a variety of factors which include:

  • The location
  • Groundwork
  • Extension type
  • Extension size
  • Building materials, fittings, and fixtures
  • Labour costs and specialists’ fees

Considering all the aspects involved in house extensions in Maida Vale, the home extensions can cost between £40,000 to £150,000. Of course, the budget would only be finalised after approval from the clients.

Selecting the right house extension builders is crucial in ensuring that your home in Maida Vale remains a valuable, comfortable, and elegant splendour. The main purpose of any extension is to create more living space while at the same time increasing the value of your property in Maida Vale.

For this reason, your relationship with your home builders and project managers can play a vital role in the success of this endeavour.

How we deliver projects

Our process is simple and divided into two distinct phases with separate contracts: Design and Build. As a client you only commit to one phase at a time depending on what stage of the process you are in. Each phase consists of three stages as described below.

1. Design

This is the kick-off point for your project. We carry out a complete architectural measured survey of the property. This allows us to create accurate CAD design drawings. This is followed by a design meeting to start discussing your ideas in more detail.

2. Planning

At this stage we finalise the designs with you and start preparing planning applications as needed. We place a high priority on ensuring that plans, designs and schedules are all based on a thorough and detailed understanding of planning guidelines. We co-ordinate with local authorities until the decision is made, and the planning approval is secured.

3. Technical

Once the planning consent is secured, we translate the design drawings into more detailed technical drawings for the purposes of building control and construction. This also includes specifications and structural calculations. At this stage, we will also submit to you our ‘no obligation’ quote for the build phase.

4. Pre-build

90% of our clients decide to stick with us after the design phase is completed. Once the build contract is signed, we kick off the process by making sure all the pre-build processes are complete. These include assistance with party wall agreements, Thames Water build over agreement, submitting building control application, and preparing method statements etc as needed. This stage ends with a pre-start meeting with your foreman before the actual build begins.

5. Build

One of our foremen will be dedicated to your project and will be on-site to manage everyday works. Our project managers will be overseeing the works to make sure they are completed to high standards, within your budget and on time. Throughout the process we will keep you updated with the progress and coordinate the works with third parties such as kitchen or flooring suppliers. We will also advise and guide you to choose any suppliers if needed.

6. Handover

As the build draws to finish, we will help to iron out any ‘snags’ to make sure everything is completed to your satisfaction. We will put together all necessary certificates such as gas, electricity and building control completion along with warranties for glazing, boiler etc. At the final completion meeting, we will hand you these documents, together with the keys to your house. Needless to say, you can contact us any time after this, if you want us to look at something.
