The Side Return – although a small-scale rescaling, it can redefine space for you. It makes use of the Victorian and Edwardian property feature – the garden path alongside the outrigger. By expanding the house with infilling this area, you gain the space to extend your kitchen or for a separate room, such as a long narrow bathroom, a utility room, a diner, or even a small garden room.

Rear Extension – when a Side Return is not possible, or you prefer a green-faced space, choose the Rear extension. It extends your house onto the rear garden, building across the whole width of the property. There is a better chance to integrate the space with the outdoors with bi-fold or sliding doors. The area can be open-plan or individual spaces separated by partition walls.

Wraparound Extension – the merging of a Side Return with a Rear Extension produces the most generous amount of additional single-storey space. It lengthens and widens the floor area of a house, enabling you to create multiple living areas.

Double-storey Extension – you can increase space with an extra level to your single-storey addition. By choosing to add an upper storey, you can even save some of your garden space. It eliminates the cost of two foundations and roofs and requires only one foundation and roof for twice the amount of space.

A house extension has permitted development rights and generally does not need you to apply for planning permission. However, these limitations remove PD rights;

  • Any alterations to a property on designated land or a listed property
  • Construction that exceeds 50% of the land around the original house
  • Side Returns that are wider than 50% of the existing house
  • Extensions that are higher than the highest part of the original roof or the eaves
  • Side Extensions higher than 4m
  • The height at the eaves is more than 3m when the extension is within 2m of the boundary
  • Rear extensions extend more than 8m from the original rear wall of the property if it is a detached house and 6m if it is a semi-detached or terraced property
  • Two-storey extensions extend more than 3m or come within 7m of any boundary opposite the rear wall of the house.

Double-storey Side extensions and Wraparound extensions usually require planning approval, and you should obtain Party Wall Agreements from neighbours, a task we assist with when we undertake extension projects.

  • If you want an ultra-modern plucky design, go for the box theme. Symmetrical blockwork single-storey and double-storey additions stand out from traditional designs.
  • Think about a loft conversion if you want more privacy for your work or do not want to give up garden space. A loft-bath with views can be a sanctuary when the downstairs has no more room to indulge in peace.
  • Do not forget basement extensions; especially, if you have a cellar to spare to build downwards. It is a great place to extend the kitchen or for an entertainment room that muffles cinema sounds.

A Dormer loft extension costs £1,250 – £1,450m²

A Mansard extension costs between £1,500 and £2,500m²

A Hip-to-gable extension can cost around £1,500 – £2,500m², and the change of roof structure costs £1,350 – £1,550m².

The conversion of an existing cellar can cost £1,150-£1,450m².

How we deliver projects

Our process is simple and divided into two distinct phases with separate contracts: Design and Build. As a client you only commit to one phase at a time depending on what stage of the process you are in. Each phase consists of three stages as described below.

1. Design

This is the kick-off point for your project. We carry out a complete architectural measured survey of the property. This allows us to create accurate CAD design drawings. This is followed by a design meeting to start discussing your ideas in more detail.

2. Planning

At this stage we finalise the designs with you and start preparing planning applications as needed. We place a high priority on ensuring that plans, designs and schedules are all based on a thorough and detailed understanding of planning guidelines. We co-ordinate with local authorities until the decision is made, and the planning approval is secured.

3. Technical

Once the planning consent is secured, we translate the design drawings into more detailed technical drawings for the purposes of building control and construction. This also includes specifications and structural calculations. At this stage, we will also submit to you our ‘no obligation’ quote for the build phase.

4. Pre-build

90% of our clients decide to stick with us after the design phase is completed. Once the build contract is signed, we kick off the process by making sure all the pre-build processes are complete. These include assistance with party wall agreements, Thames Water build over agreement, submitting building control application, and preparing method statements etc as needed. This stage ends with a pre-start meeting with your foreman before the actual build begins.

5. Build

One of our foremen will be dedicated to your project and will be on-site to manage everyday works. Our project managers will be overseeing the works to make sure they are completed to high standards, within your budget and on time. Throughout the process we will keep you updated with the progress and coordinate the works with third parties such as kitchen or flooring suppliers. We will also advise and guide you to choose any suppliers if needed.

6. Handover

As the build draws to finish, we will help to iron out any ‘snags’ to make sure everything is completed to your satisfaction. We will put together all necessary certificates such as gas, electricity and building control completion along with warranties for glazing, boiler etc. At the final completion meeting, we will hand you these documents, together with the keys to your house. Needless to say, you can contact us any time after this, if you want us to look at something.
