Suburban living in West London does not come more convenient than Hillingdon. It is greener than the rest of London with over 200 parks and green spaces. With its excellent transport links, including the Heathrow Airport, and the right blend of country and city life benefits, we vote Hillingdon as one of the best London boroughs to own a property in. So, invest in making your home more livable for the future. Give your house a square footage boost and utilise the unused loft space to reveal your home’s full potential. Loft conversions Hillingdon can extend your home for extra space that can be invaluable to you.

Loft conversions do not need planning permission under normal circumstances. However, there are instances when permission is required. These instances include;

Your home is a listed building
Your home is in a conservation area
The new extension is higher than the highest part of the roof
Adding certain types of balconies
The new addition exceeds 40 cubic metres for terraced houses and 50 cubic metres for detached or semi-detached houses.
When a protected species is occupying your loft, such as bats, you need to follow recommended guidelines, which include obtaining a mitigation license after a bat survey.

We submit planning permission applications, if necessary.

Depending on your roof style and house type, whether detached, semi-detached, or terraced, you can convert your loft with these designs;

Dormer loft – these are very popular due to their cost and building work, both, which are minimal. L-shaped dormers are the bigger counterpart of all dormer types and are suitable for Victorian and Edwardian properties.

Hip to gable loft conversion – increases head height by transforming one side of a hip roof into a gable roof. If you have two sloping sides to your roof, then a double hip-to-gable can be achieved.

Mansard – this type of loft conversion is capable of producing several rooms due to its larger size. Construction takes place along the entire plane of the roof.

Velux or Rooflight conversion – simple in construction, as the roof structure is unaltered, this loft conversion method affixes Velux windows to the roof, enabling light and air. The Cabrio balcony accessed through one of the windows is an innovative aspect of the design.

Mansion block loft conversion – if you own a Mansion Block top floor flat, this extension type is your calling. A roof terrace can be in the offing too.

The cost for your attic conversion can vary due to the size and the conversion style. However, we guarantee you that our prices are the most reasonable and cost-effective when it comes to quality home improvements in London. We always use the best material and skilled labour in every price range we charge. Please note that the below costs are for a square metre, so you can make your rough estimate to decide on your budget.

Our most basic loft conversion will cost you between £1,150 – £1,350.

Dormer conversions are the next cheapest option, which can range from £1,250 to £1,450.

Mansard and Hip-to-Gable conversions that require similar building work and time frame can cost from £1,500 to £2,500.

Roof structure change per square metre costs £1,350 – £1,550.

How we deliver projects

Our process is simple and divided into two distinct phases with separate contracts: Design and Build. As a client you only commit to one phase at a time depending on what stage of the process you are in. Each phase consists of three stages as described below.

1. Design

This is the kick-off point for your project. We carry out a complete architectural measured survey of the property. This allows us to create accurate CAD design drawings. This is followed by a design meeting to start discussing your ideas in more detail.

2. Planning

At this stage we finalise the designs with you and start preparing planning applications as needed. We place a high priority on ensuring that plans, designs and schedules are all based on a thorough and detailed understanding of planning guidelines. We co-ordinate with local authorities until the decision is made, and the planning approval is secured.

3. Technical

Once the planning consent is secured, we translate the design drawings into more detailed technical drawings for the purposes of building control and construction. This also includes specifications and structural calculations. At this stage, we will also submit to you our ‘no obligation’ quote for the build phase.

4. Pre-build

90% of our clients decide to stick with us after the design phase is completed. Once the build contract is signed, we kick off the process by making sure all the pre-build processes are complete. These include assistance with party wall agreements, Thames Water build over agreement, submitting building control application, and preparing method statements etc as needed. This stage ends with a pre-start meeting with your foreman before the actual build begins.

5. Build

One of our foremen will be dedicated to your project and will be on-site to manage everyday works. Our project managers will be overseeing the works to make sure they are completed to high standards, within your budget and on time. Throughout the process we will keep you updated with the progress and coordinate the works with third parties such as kitchen or flooring suppliers. We will also advise and guide you to choose any suppliers if needed.

6. Handover

As the build draws to finish, we will help to iron out any ‘snags’ to make sure everything is completed to your satisfaction. We will put together all necessary certificates such as gas, electricity and building control completion along with warranties for glazing, boiler etc. At the final completion meeting, we will hand you these documents, together with the keys to your house. Needless to say, you can contact us any time after this, if you want us to look at something.
