The London suburban life, especially Twickenham’s riverside locality, is about enjoying the comforts of a gentler-paced town along with easy access to the fast life of the city. Most homeowners with families prefer not to move once settled in a suburban neighbourhood. However, when they run out of space in the house as the family grows or the needs evolve, moving becomes the last resort. As a home remodelling company, we know the potential house extensions Twickenham brings. And by providing lasting-quality bespoke solutions for your space needs, we want you to fall in love with your home all over again. Our qualified architects draw professional designs, our structural engineers ensure safety and feasibility, and our efficient builders complete tasks on time.

A home extension, generally considered a Permitted Development, does not need planning permission, if;

  • Your property is not on designated land or listed.
  • The extension does not take up more than 50% of your home’s existing land.
  • No new addition extends above the highest part of the roof.
  • Rear extensions for detached houses extend only up to 8m and for semi-detached houses only up to 6m.
  • Single-storey extensions are no taller than 4m.
  • Double-storey windows on side elevation are obscure-glazed and non-opening.
  • There are no balconies or terraces featured in the new building.

You will also require Party Wall Agreements from neighbours. Wraparound extensions and most double-storey extensions need planning permission.

House extensions can be either single-storey or double-storey.

Side Return – Semi-detached or terraced properties usually have an original ‘extension’ or an outrigger at the back of the house. It only occupies part of the garden width to allow light into the rear of the house. The leftover part is a narrow shaded strip of land hardly ever used. By enclosing this space, you are creating a Side Return. Although it usually becomes a kitchen extension, you can choose its purpose according to your needs.

Rear Extension – The Rear extension removes the cellular characteristic of the original extension attached to period homes. It extends the rear end of the property onto the back garden. There is more free-flowing space, ample ventilation, and exposure to natural light. Rear extensions allow forming a connection with the outdoors with the help of bi-fold or sliding doors. You also get the opportunity to better integrate the new addition to the original house due to its shape and size.

Wraparound Extension – If you want more floor area using the side garden strip and some of your back garden space, you can add two extensions to form a generously sized Wraparound extension. Room proportions increase in width and length, offering a perfect open-plan layout. You achieve maximum single-storey space with this design.

Double-storey Extension – You can save garden space and build more living space with two-storey extensions. Or, if you feel like you have sacrificed too much of your garden, an upper floor roof-terrace can give you access to an open space with fresh air and views. It combines the new spaces with the old in more uniform proportions.

  • Add a variation of window styles, including rooflights, picture windows, and bi-folding doors for a modern look.
  • A sunroom that doubles as a sitting room extending to the garden with a paved floor can offer outdoor dining.
  • A cantilevered extension can save garden space below or create a loggia.
  • If you have planning permission restrictions for a double-storey extension, consider a loft conversion that provides space for an extra bedroom.
  • If you have an unused garage, think of a garage conversion that will save garden space and money.

How we deliver projects

Our process is simple and divided into two distinct phases with separate contracts: Design and Build. As a client you only commit to one phase at a time depending on what stage of the process you are in. Each phase consists of three stages as described below.

1. Design

This is the kick-off point for your project. We carry out a complete architectural measured survey of the property. This allows us to create accurate CAD design drawings. This is followed by a design meeting to start discussing your ideas in more detail.

2. Planning

At this stage we finalise the designs with you and start preparing planning applications as needed. We place a high priority on ensuring that plans, designs and schedules are all based on a thorough and detailed understanding of planning guidelines. We co-ordinate with local authorities until the decision is made, and the planning approval is secured.

3. Technical

Once the planning consent is secured, we translate the design drawings into more detailed technical drawings for the purposes of building control and construction. This also includes specifications and structural calculations. At this stage, we will also submit to you our ‘no obligation’ quote for the build phase.

4. Pre-build

90% of our clients decide to stick with us after the design phase is completed. Once the build contract is signed, we kick off the process by making sure all the pre-build processes are complete. These include assistance with party wall agreements, Thames Water build over agreement, submitting building control application, and preparing method statements etc as needed. This stage ends with a pre-start meeting with your foreman before the actual build begins.

5. Build

One of our foremen will be dedicated to your project and will be on-site to manage everyday works. Our project managers will be overseeing the works to make sure they are completed to high standards, within your budget and on time. Throughout the process we will keep you updated with the progress and coordinate the works with third parties such as kitchen or flooring suppliers. We will also advise and guide you to choose any suppliers if needed.

6. Handover

As the build draws to finish, we will help to iron out any ‘snags’ to make sure everything is completed to your satisfaction. We will put together all necessary certificates such as gas, electricity and building control completion along with warranties for glazing, boiler etc. At the final completion meeting, we will hand you these documents, together with the keys to your house. Needless to say, you can contact us any time after this, if you want us to look at something.
